Drive through Sarasota, Venice or Lakewood Ranch and you'll see two roof styles everywhere: barrel and flat tile, and sleek metal. Both are premium choices, and both can be excellent in our climate. So how do you choose? Here's a straightforward comparison of a tile vs. metal roof in Florida, based on what we see on roofs across Southwest Florida every week.

Tile roofs: the Florida classic

Why homeowners choose tile

Tile suits the architecture of many Sarasota, Venice and Naples neighborhoods, and many HOAs require it. Concrete and clay tiles hold their color and shape for decades and handle the intense Florida sun well.

How long does a tile roof last in Florida?

This is where many homeowners get surprised. The tiles themselves often outlast the roof. What wears out first is the underlayment, the waterproof layer beneath the tiles. Once the underlayment fails, water that gets under the tiles can reach the deck and cause leaks, even if the tiles look fine from the street.

How long underlayment lasts depends on the product, installation, ventilation and exposure, but in our climate it typically wears out around the 20–25 year mark. That's why a tile "re-roof" usually means removing the tiles, replacing the underlayment and either reinstalling sound tiles or installing new ones.

Things to know about tile

  • Weight: Tile is heavy. If you're switching from shingle to tile, the structure needs to be evaluated.
  • Walking on tile: Tiles can crack when walked on incorrectly. We walk tile roofs carefully, stepping where the tile is supported.
  • Cracked tiles: A few cracked tiles are a repair, not a replacement. See our roof repair page.

Metal roofs: modern and long-lasting

Why homeowners choose metal

Metal roofing has become very popular across the Gulf Coast. It's lightweight, sheds water quickly and offers a clean look that suits both coastal and contemporary homes. Lighter colors reflect sunlight, which can help keep the attic cooler.

Standing seam vs. 5V crimp

The two most common residential metal roofs here are:

  • Standing seam: Panels joined with raised seams, with concealed fasteners. It's a premium, clean look, and there are no exposed screws on the panel face.
  • 5V crimp: A traditional Florida metal profile with exposed fasteners. It's typically more economical, but the exposed fasteners need periodic checks over time.

Both can be installed to meet Florida's wind requirements. The right choice depends on your budget, the look you want and your HOA rules.

Coastal considerations

Near salt water, the panel material, coating and fasteners have to be chosen for the exposure. Epoch Roofing installs Metal Alliance panels and specifies the panel, finish and fasteners for your location. Every metal roof we install is backed by our written 5-year workmanship warranty, plus the manufacturer's material warranty.

Wind and hurricanes: which is stronger?

Both tile and metal can perform well in high winds when they're installed to the Florida Building Code with the correct attachment method, underlayment and edge details. In practice, installation quality matters as much as the material. Ask any contractor how they attach the roof, what underlayment they use, and whether they're licensed in Florida.

Cost: tile vs. metal

Both are premium roofs and typically cost more than architectural shingle. The final price depends on roof size, complexity, tile or panel type, and deck condition. Call for a free, exact estimate. For a deeper breakdown, read our Sarasota roof replacement cost guide.

Which should you choose?

Tile may be right for you if:

  • Your HOA requires it, or you love the classic Florida look.
  • Your home's structure is already built for tile.

Metal may be right for you if:

  • You want a lighter roof with a clean, modern look.
  • You live near the water and want panels and fasteners specified for coastal exposure.
  • You're replacing a shingle roof and don't want to add the weight of tile.

Still not sure? We'll walk the roof, explain the options in plain language, and give you written estimates for both so you can compare.

Frequently asked questions

Is metal or tile better for hurricanes in Florida?

Both can perform well when installed to the Florida Building Code with proper attachment and underlayment. Installation quality is just as important as the material.

How long does a tile roof last in Florida?

The tiles often last for decades. The underlayment beneath them is what usually needs replacing first, and that's what determines when a tile roof needs to be re-roofed.

Is a metal roof noisy in the rain?

How a metal roof sounds in the rain depends on what's beneath it, such as the deck, underlayment and attic insulation. We're happy to explain how your roof would be built.

Can I switch from tile to metal?

Yes, homeowners often switch from tile to metal. Check your HOA rules first, and we'll help with the color and material submittal.

Does Epoch Roofing install both tile and metal?

Yes. We install concrete and clay tile, standing seam and 5V metal, and architectural shingle across Sarasota, Manatee, Charlotte, Lee and Collier counties.
